A booking is considered confirmed only after the guest has accepted the online quote and the full payment (or agreed deposit) has been received in the designated bank account. Until confirmation, dates remain available to other guests.
Payment is due via bank transfer to the account specified in the quote. The full amount must be received within 7 days of quote acceptance, unless otherwise agreed. A security deposit may be required and will be refunded within 14 days of departure, subject to inspection.
Cancellations made more than 60 days before check-in: full refund minus a €100 administrative fee. Cancellations 30–60 days before check-in: 50% refund. Cancellations less than 30 days before check-in: no refund. We strongly recommend travel insurance.
Check-in is from 16:00 and check-out is by 11:00. Early check-in or late check-out may be arranged subject to availability and may incur additional charges. Guests must be present 30 minutes before departure for a property inspection.
Guests are responsible for the property and its contents during their stay. Any damage beyond normal wear and tear will be deducted from the security deposit or charged separately. The property must be left in a reasonable condition.
The villa accommodates a maximum of 16 guests. The number of guests must be declared at the time of booking. Additional guests not included in the original booking are not permitted without prior written consent.
Androsthea accepts no liability for personal injury, loss, or damage to personal belongings during the stay. Use of the swimming pool, terraces, and all facilities is at the guest's own risk. Children must be supervised at all times.
Neither party shall be liable for failure to perform obligations due to circumstances beyond their reasonable control, including natural disasters, pandemics, government restrictions, or transportation disruptions. In such cases, alternative dates or a full refund will be offered.
Personal information provided during the booking process is used solely for reservation management and communication. We do not share guest data with third parties except as required for service delivery (e.g., airport transfers).
These terms are governed by Greek law. Any disputes shall be resolved through the courts of Athens, Greece.
